From New York Times Bestselling Author, Penelope Ward, comes a new standalone novel.

Sharing a summer house with a hot-as-hell roommate should be a dream come true, right?

Not when it’s Justin…the only person I’d ever loved…who now hates me.

When my grandmother died and left me half of the house on Aquidneck Island, there was a catch: the other half would go to the boy she helped raise.

The same boy who turned into the teenager whose heart I broke years ago.

The same teenager who’s now a man with a hard body and a hardass personality to match.

I hadn’t seen him in years, and now we’re living together because neither one of us is willing to give up the house.

The worst part? He didn’t come alone.

I’d soon realize there’s a thin line between love and hate. I could see through that smug smile. Beneath it all…the boy is still there. So is our connection.

The problem is…now that I can’t have Justin, I’ve never wanted him more.

Author's note – RoomHate is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.

Meh. Good story. Not great writing.

read on audible. A good story/plot but unfortunately really badly written as if it was written by a 14yr old at times really annoying. Then there was the narrator.... terrible!!!! i wouldnt waste a credit on this and wouldn't recommend it to anyone.

I have to start by saying that I just LOVE Penelope Ward and ALL her books!!!! So having said that it was no surprise at all that I absolutely LOVED RoomHate.....I now call it :) It peaked my interest from page 1 and it captured me right until the end. To say it was a beautiful story it is putting it mildly. It was simply amazing. I am not going to start to summarize this story or go into a big long story about it because quite simply all you have to know is that you have to read this, you should read this and you really want to read this. The story revolves around Justin.....the oh so hot, sexy musician and Amelia a school teacher who were childhood friends. Although they didn't know it at the time their friendship developed into a "love" relationship until they went their separate ways in high school for unknown reasons. They finally meet again when they inherited a summer home from Amelia's grandmother who passed away and now they are "room mates" in this beautiful home.....and so the adventures begin with Justin and Amelia. Could they go from friends to enemies to friends again and perhaps to lovers???..... this is what you don't want to miss and this is where you will discover Justin and Amelia's true characters and true feelings for each other. Penelope always writes stories from the heart and this one is no exception. It will make you laugh.....truly some funny one liners, it will make you cry, it will frustrate you, it will make you smile, it will make you sad but it will keep you hanging on until the end because you just don't want to miss one second of this story. I would give this more than 5 stars if I could and I highly recommend everyone to read this. Penelope Ward's words are magical and her writing is flawless because there is always a beautiful story behind it. Do yourself a favour and grab this book and sit back and immerse yourself into Penelope Ward's creation and you will certainly not be disappointed, you will only be reading with a big smile on your face. Well done Penelope Ward, I always love what you write!!!!!

Another Grand Slam from Penelope!
February 23rd, 2016
This book was exactly what I’ve been looking for. I wanted a book filled with angst. I needed an Alpha who was sweet. Well, I got that and more with RoomHate. The angst and hate that was the first half of this book was so well done that I lost sleep to read. I finished this book quickly and I cried happy tears at how it ended. I think this is one of my favorite epilogues. I love a friends to lover’s book and this books twist of that was perfection. Justin was a jerk in the beginning but I see why he acted like that. I would have totally acted the same way. I really loved how Penelope developed his character and where his story lead. I really liked Amelia from the get go. She was such a strong leading lady, yet her vulnerable moments were the ones that cemented my opinion of her. Overall this is a book that is going on my favorites list of 2016. It was just what I needed and wanted.

Penelope Ward does it again!!!
February 17th, 2016!!! What can I say, Penelope Ward has done it again. How she keeps coming up with these guys that just melt your heart and your panties, I'll never know. I adored everything about this book, the characters, the storyline, and the banter. Seriously, this book has it all. A sexy musician, a second chance at love, funny banter between the main characters, and just a beautiful story. Justin was a jerk at first, but I still couldn't keep myself from falling in love with him because it was so obvious that he'd been deeply hurt by Amelia in the past. Thankfully, he got over it! I won't go into any further detail because I don't want to ruin the experience for you as you begin this amazing story. I'm sad that it's over for me, but now I have to look forward to Penelope's next book. I can't wait!!! She hasn't let me down yet. READ ROOMHATE NOW!!!!

My favorite book from this author to date
February 15th, 2016
Sweet mother of all that is holy, Penelope Ward just tried to kill me. Her weapons of mass destruction were overwhelming amounts of sexual frustration and emotional turmoil. Every muscle and cell in my body was coiled up tight and ready to explode on moment's notice. If you are looking for a book that is going anywhere but the road well traveled, look no further! Let's use a metaphor. This book is a vehicle and the author is the driver. You're in the passenger seat, unsure of the destination and little nervous about she's taking you. Suddenly there is fork in the road. While your eyes are darting back and forth trying to anticipate where she's going to take you, without notice she's taking a sharp right, but she's not on the road anymore. Nope. We are off-roading it now! Up and down steep hills, frantically bouncing around on the uneven terrain, dodging obstacles, while you're holding onto the "holy crap" handle for dear life. I imagine she might be laughing loudly and a little maniacally as you hold on tight. Once I started this book, I didn't want to put it down. I started at 10:30pm, stayed up until 2:30 am devouring it, and then woke up bright and early to finish it off. 5 Stars just isn't enough!
